How many neighborhoods are in Del Sur?+
Del Sur has six named neighborhoods that buyers and homeowners actually use: Artesian Estates, The Estates at Del Sur, Avaron, Presidio, Auberge and Avion. The community was sold in phases from 2006 onward, and a number of original builder collection names have fallen out of everyday use since their sales offices closed. These six are the ones still in circulation.
Which Del Sur neighborhood is the most expensive?+
Artesian Estates and The Estates at Del Sur sit at the top, both closing in the $4 million to $6 million range on the largest lots and floor plans in the community. Below them, Avaron and Presidio occupy the $2.6 million to $3.7 million band, and Auberge and Avion run from roughly $1.2 million to $2.9 million. The spread across Del Sur is wide, which is why pricing a home here off community level comps is a mistake.
How do I know which Del Sur neighborhood I live in?+
By your street. Artesian Estates is Artesian Ridge Road and Artesian Spring Road. The Estates at Del Sur is Valle Del Sur Court and Chesfield Court. Avaron covers Jube Wright Court, Rising River Place, Hayden Lake Place and Mapleton Court. Presidio is Kristen Glen. Auberge is Auberge Circle and Lusardi Creek Lane. Avion covers Manley Way, Van Lodensteyn Way, Rennyson Way, Wainwright Way and Wenzel Court. If your street is not on that list, your home is simply in Del Sur, which is how most of the community identifies.
Do all Del Sur neighborhoods go to the same schools?+
Del Sur is served by Poway Unified School District, one of the highest performing districts in California, and Design39Campus draws from within the community. Attendance is assigned by address and boundaries inside master planned communities can shift, so always confirm the specific property before you make a decision based on a school.
Do HOA dues and Mello Roos differ by neighborhood in Del Sur?+
Yes, and the difference is meaningful. Del Sur carries Community Facilities District assessments that fund community infrastructure, and the amount varies by neighborhood, improvement area and build phase. HOA dues also differ. Two Del Sur homes at the same price can carry very different monthly carrying costs, so review the parcel's tax bill and full disclosure package.
