Each was built as its own collection with its own floor plans, lot sizing and architectural character, and each occupies a different position in the market. The estate neighborhoods, Artesian Estates and The Estates at Del Sur, close between roughly $4.2 million and $5.8 million. Avaron and Presidio sit in the $2.6 million to $3.7 million range. Auberge and Avion, the smaller and newer collections, run from roughly $1.2 million to $2.9 million. Every neighborhood in Del Sur is served by Poway Unified School District and shares the community trail network, parks and solar heated pools. Executive Tier

Avaron is one of the earliest neighborhoods built in Del Sur, and it holds up. Larger established homes on mature streets, generally four to five bedrooms in the four to five thousand square foot range. It offers real scale at a meaningfully lower entry point than the estate tier, which makes it one of the better values in the community.

The only street in Presidio is Kristen Glen.

These six are the ones still in circulation.

Which Del Sur neighborhood is the most expensive?+

Artesian Estates and The Estates at Del Sur sit at the top, both closing in the $4 million to $6 million range on the largest lots and floor plans in the community. Below them, Avaron and Presidio occupy the $2.6 million to $3.7 million band, and Auberge and Avion run from roughly $1.2 million to $2.9 million. The spread across Del Sur is wide, which is why pricing a home here off community level comps is a mistake.

How do I know which Del Sur neighborhood I live in?+

By your street. Artesian Estates is Artesian Ridge Road and Artesian Spring Road. The Estates at Del Sur is Valle Del Sur Court and Chesfield Court. Avaron covers Jube Wright Court, Rising River Place, Hayden Lake Place and Mapleton Court. Presidio is Kristen Glen. Auberge is Auberge Circle and Lusardi Creek Lane. Attendance is assigned by address and boundaries inside master planned communities can shift, so always confirm the specific property before you make a decision based on a school.

Do HOA dues and Mello Roos differ by neighborhood in Del Sur?+

Yes, and the difference is meaningful. Del Sur carries Community Facilities District assessments that fund community infrastructure, and the amount varies by neighborhood, improvement area and build phase. HOA dues also differ. Two Del Sur homes at the same price can carry very different monthly carrying costs, so review the parcel's tax bill and full disclosure package. Which Del Sur neighborhood is right for me?+

It depends on what you are optimizing for. If you want maximum square footage and lot size, look at Artesian Estates or The Estates at Del Sur. If you want an established estate home at a lower entry point, look at Avaron or Presidio. If you want newer construction at the most attainable price in the community, look at Avion. What is the difference between Del Sur and 4S Ranch?+

Both are in Poway Unified and both are master planned. Del Sur is newer overall, with more architectural variety, stronger trail connectivity and higher design standards. 4S Ranch is more established with more retail on site. Pricing overlaps, with Del Sur typically commanding a modest premium for design and preserved open space.
