Artesian Estates is a gated enclave of semi custom luxury homes at the western edge of Del Sur in San Diego 92127, inside the Black Mountain Ranch master planned community. Homes were delivered by CalAtlantic, later Lennar, with architecture by Dahlin Group, across floor plans of roughly 4,200 to 5,700 square feet on half acre homesites, built primarily between 2015 and 2018. Every home was individually plotted to its own lot conditions and view corridor, and each plan was drawn in three architectural styles, Hacienda, Palm Beach and Andalusian, so no two homes on the street read alike. What Makes Artesian Estates Different

Del Sur has more than thirty neighborhoods. Artesian Estates sits above all of them, and it is not close.

The difference starts with the land. Artesian Estates was built on the western peak of Del Sur, on half acre homesites rather than the standard Del Sur lot, positioned to capture the long view corridors toward the coast and the surrounding preserved open space. Development pressure never touched it the way it touched the interior of the community, because it backs to protected land.

The second difference is how the homes were plotted. Rather than dropping a repeating plan onto a graded pad, each home was individually sited to its own lot conditions, elevation and view. Six elevations were drawn for each floor plan across three architectural styles, Hacienda, Palm Beach and Andalusian. The result is a neighborhood with the visual variety of a custom street and the construction consistency of a single builder program.

The third difference is scarcity. Nine homes have closed here since 2022. When a buyer decides they want Artesian Estates specifically, there is frequently nothing available, which is exactly why relationships and off market access matter more here than search alerts.
