What Makes Auberge Different

The price per foot. Auberge has the smallest homes in Del Sur and the highest price per square foot in Del Sur. The median across 29 closings is $907, with four sales above $1,040 and a high of $1,097.

For comparison, the estate neighborhoods in the same master plan trade in the $600 to $835 range on homes two to three times the size. Buyers here are not paying for square footage. They are paying for single level living, a gate, and a club they can walk to.

The Club. Roughly 10,000 square feet of private amenity is reserved for residents, with a heated pool with dedicated lap lanes and spa, a fitness center, a library and multipurpose room, pickleball and bocce courts, a BBQ area, a dog park, and outdoor seating with fire features.

Most Del Sur neighborhoods share community amenities with thousands of households. Auberge residents have their own, plus full access to the wider Del Sur system and the Ranch House.

The single level. Every home in Auberge is built around ground floor living with the primary bedroom down, and a portion of the plans add a second story only for optional loft or guest space. That is the feature buyers at this stage of life search for first, and it is the one thing a two story Del Sur home can never be renovated into.

The Homes of Auberge

CalAtlantic built Auberge in three collections in 2016 and 2017, 196 homes in total, and the neighborhood is sold out. The overall recorded home size range is 1,276 to 2,923 square feet with two to four bedrooms, two to four baths, primary bedrooms on the ground floor and two car garages.

CalAtlantic was acquired by Lennar in 2018, so newer marketing material attributes the community to Lennar. Summer House, the largest collection, won the National Association of Home Builders award for Best 55+ Detached Home in the 1,701 to 2,400 square foot category in 2017.

The three Auberge collections

  • The Cottages: four floor plans from 1,276 to 1,843 square feet, two or three bedrooms and two baths, one and two story layouts, sharing landscaped motor courts. Builder material describes this collection as attached, while MLS records commonly code these homes as detached. Verify the ownership structure and the attachment status on any specific parcel.
  • The Villas: 74 single family homes from 1,604 to 2,067 square feet, two or three bedrooms and two to three baths, offered in Spanish, Monterey and Western Ranch exterior styles, with spacious great rooms, large kitchen islands and covered outdoor living

The largest home in the entire Auberge sales record at 2,923 square feet, and the clearest proof that size works against you here. It launched at $2,495,000, took 94 days, and closed at $2,340,000, giving back $155,000 and landing at $801 per square foot. A home 895 square feet smaller sold eight days later for a higher price per foot and did it in seven days. Buyers in Auberge are not shopping for the most square footage. They are shopping for the right single level plan, and the largest plans have the smallest buyer pool in the community.

The smallest plan in Auberge at 1,276 square feet, two bedrooms, built in 2017. It listed at $1,150,000 and closed at $1,125,000 in 51 days, or $882 per square foot. Look at that number next to the 2,923 square foot home that closed two weeks later at $801. The smallest home in the community earned 10 percent more per foot than the largest one. Entry priced single level homes in a gated 55 and better community are the scarcest product in Del Sur, and the pricing reflects it.

Auberge produced 12 closings in 2026, its busiest year on record, and the median sale price dropped to $1,485,000, the lowest annual median in the set. Values did not fall. Price per square foot in 2026 was $926, above the four year median.

What changed was the mix. More Cottages and Villas traded and fewer Summer House plans did, which pulled the median price down while the underlying value per foot held. If you own in Auberge and you saw a headline about Del Sur medians softening, that number was not about your house.

Who the buyer actually is

Local move down owners coming out of larger two story homes in Del Sur, Carmel Valley, 4S Ranch and Rancho Bernardo want single level living without leaving the area. Relocating buyers have often already decided on an age restricted community and are comparing Auberge against the small number of competing options in North County.

What the home competes against

Not the estate neighborhoods in Del Sur, which serve an entirely different buyer. Auberge competes against other 55 and better communities in the region and against the handful of single level homes that come up anywhere nearby. That is a short list, and it is why price per foot runs so high here.

How I market it

I use full production photography, aerial and video, a dedicated property site, direct outreach into my network of 2,500 plus luxury agents, and targeted placement in front of the move down buyer pool already shopping single level product in North County.

Pricing strategy

Price against the same plan in the same collection, then adjust for lot, view and condition. Pricing a Summer House plan off a Cottages price per foot, or the reverse, is the single most common mistake made here and it shows up in the data as a listing that sits past 90 days and then closes 6 percent under.

Buying Single Level Homes in Auberge at Del Sur

Auberge turns over more often than the estate neighborhoods, with roughly six to twelve closings a year, but the specific plan you want may only come up once or twice in that span.
