DEL MAR MESA | CARMEL VALLEY | 92130
Twenty nine custom homesites behind the gates at the highest point of Del Mar Mesa.
By Alvin Newton, Luxury Real Estate Advisor | Updated September 2026
The Preserve is a gated community of 29 custom homesites in the Del Mar Mesa area of Carmel Valley, San Diego, California 92130, recorded with the county as Cielo Del Mar. It sits at the highest point of Del Mar Mesa, about 440 feet above sea level, surrounded by protected open space, with two private gates that open directly onto the trail system. Homesites were sold as a custom lot program by the developer, Dassons, beginning in 2004, and homes have been completed from 2006 to 2024 on homesites from half an acre to 1.31 acres. Three home sales since 2022 have closed between $6,150,000 and $6,500,000, most recently $6,150,000 in November 2025. The community is served by Ashley Falls School, Pacific Trails Middle School, and Torrey Pines High School, and is within about six miles of the beaches of Del Mar and Torrey Pines.
The Preserve is the crown of Del Mar Mesa. Set at the highest point of the Mesa, about 440 feet above sea level, it was planned as a private custom lot community at the end of the road, with protected open space on every side and no through traffic.
Rather than building one collection of homes, the developer sold individual homesites to owners who designed their own residences. That is why no two homes here are alike, and why construction has continued for nearly two decades, with homes completed from 2006 through 2024. The result is a community of true custom estates, from about 4,600 to more than 12,000 square feet.
Two private gates open directly onto the trail system, connecting residents to the Del Mar Mesa Preserve, with more than 900 acres of protected open space, and to Los Peñasquitos Canyon beyond. Pacific Highlands Ranch, One Paseo, Del Mar Highlands Town Center, and The Fairmont Grand Del Mar are a short drive away, and the beaches of Del Mar and Torrey Pines are within about six miles.

For the first time in years, two custom homesites in The Preserve are on the market at the same time. For buyers who want to build their own estate behind these gates, this is a rare opening.

With only 29 homesites, every home in The Preserve is one of a kind, and so is its value. Pricing here requires a custom analysis built on real data, not neighborhood averages.

About 440 feet above sea level, positioned for sweeping canyon and coastal views.
Two private gates open directly onto miles of hiking, biking, and equestrian trails.
Every residence was designed by its owner, so no two homes are alike.
A gated community surrounded by protected open space, with no through traffic.
The beaches of Del Mar and Torrey Pines are within about six miles.
In a community of 29 custom homes, there is no such thing as a comparable sale. Each residence here was designed to its owner's vision, and pricing must account for size, homesite, views, age, and finish level in a way no automated estimate can.
My approach combines precise pricing with marketing built for the $6M buyer: cinematic video, professional drone photography that captures the elevation and trail access, targeted digital campaigns that reach qualified buyers locally and nationally, and a buyer list I build specifically for this community. At this level, buyers are not purchasing square footage. They are buying a lifestyle, and my job is to help them feel it before they ever reach the gate.
Request a Private ValuationThere are two ways into The Preserve. The first is to buy one of its finished custom homes, which rarely come to market. The second is to build your own, and right now two homesites are available for the first time in years.
When you build, I represent you through every step: pricing the land against real sales data, coordinating due diligence on the survey, soils, utilities, HOA documents, and City of San Diego permitting, and connecting you with architects and builders who know how to build at this level on Del Mar Mesa.
Join my Priority Access List and you will be among the first to hear when a home or homesite becomes available, including private opportunities that may never reach the open market.

I know The Preserve homesite by homesite, and I bring that knowledge to every client I serve here.

When you are buying or selling in Del Mar Mesa, you need an agent who understands what makes this corner of Carmel Valley different: low density zoning, private enclaves, acreage homesites, and protected open space that cannot be recreated. Homes here rarely trade, and each one requires its own pricing and marketing strategy. I am Alvin Newton, a luxury agent who leads with marketing and treats every sale as a craft, not a transaction.
Most agents list a home and wait. I market it, with cinema quality film, designer print, and a network of more than 2,500 luxury agents that puts your home in front of qualified buyers before it ever reaches the open market. In a neighborhood as rare as The Preserve, that difference shows up in your final sale price.
It's not the market, it's the marketing.
