It is also more attainable than Muirlands or La Jolla Shores while carrying a high price per square foot at $1,771, which reflects smaller homes on smaller lots. Buyers come for the walkable La Jolla Boulevard dining scene and the relaxed pace.

At $5 million you are buying roughly 3,450 square feet at current pricing, well above the $3,610,000 median. In Bird Rock or the Village that generally means a substantial renovated home. In Muirlands it puts you near the median for that submarket with view positioning. In La Jolla Shores it buys close to the median. True oceanfront begins well above this figure.

La Jolla public schools fall within the San Diego Unified School District, including La Jolla Elementary, Muirlands Middle and La Jolla High School. The Preuss School, a UC San Diego affiliated charter, also serves the area. La Jolla additionally has a significant private school presence including The Bishop's School and La Jolla Country Day. With 265 annual closings it also offers considerably more inventory than Del Mar or Solana Beach. The trade offs are peak season tourist traffic, parking pressure near the cove, and pricing among the highest in Southern California.
